Our Healthcare business is focused primarily on off campus assets in high barrier to entry markets that might be overlooked by institutional investors because of vacancy, quality of improvements or simply asset size. Targeted assets must have a clearly defined path that through redevelopment, lease up or expansion leads to an institutional core priced exit. We are particularly focused on assets in high value markets with well-insured, health-conscious populations and prefer buildings anchored by major health systems or regionally dominate specialty medical organizations.
Our Redevelopment efforts target underperforming suburban assets that can be redeveloped to other uses including, Medical Office, Multi-family, and For-Sale Housing. We target projects that have modest levels of cash flow providing financial support while we formulate optimal redevelopment plans. Generally, our projects have optionality in their business plans and generate property level returns that exceed 2x. There is significant overlap with our Healthcare business as our redevelopment projects often become successful Medical Office Conversions.
